  • What are typical construction costs per square meter in Thailand
    Construction costs in Thailand usually start from around 18,000 THB/sqm for very basic builds. Most projects are in the 25,000–32,000 THB/sqm range, which allows for good quality materials and finishes. High-end projects with premium detailing can range from 45,000–75,000 THB/sqm. These estimates cover a finished building ready to move into, but exclude built-in furniture, loose furniture, and appliances.

    How much does it cost to build a house in Bangkok?
    For a 3–5 bedroom home of around 500 sqm, construction typically ranges from 12.5–16 million THB, depending on quality and materials.

    How long does it take to design and build a house in Thailand?
    Design and documentation take around 4–6 months. Construction typically takes 8–16 months, depending on scale, complexity, and site location.

    What are the additional costs beyond construction for a project?
    In addition to construction, projects usually include design fees (covering both architecture and engineering), permit and approval costs, and other project-related expenses depending on scale. These can vary, but we help outline all potential costs at the start so you have a clear picture of the full budget.

    What permits and approvals are required for building in Thailand?
    Most projects in Thailand require either an Aor1 (อ.1) permit for houses or an Aor6 (อ.6) permit for public buildings. These permits need documents signed by a licensed architect and engineer as the project designers, and our team can prepare the full package for you. For some larger projects, such as hotels with more than 80 rooms or major resorts, an EIA approval document may also be required, which can take additional time. We help guide you through every step so the process runs as smoothly as possible.

    Can I remodel or add floors to an existing building in Thailand?
    Interior renovations or layout changes can usually be done without a permit as long as they don’t affect the building’s main structure. If the renovation changes the structure by more than 10% — such as adding floors, extensions, or altering beams, columns, or roofs, an Aor1 (อ.1) permit is required. This permit must include documents signed by a licensed architect and engineer, and we can prepare everything to make the process smooth and compliant.

    Does VMA Design Studio also handle construction?
    We don’t act as the main contractor, but we stay closely involved throughout the build. We recommend trusted contractors, review their work, assist in the bidding process, and join site meetings and visits to ensure the design is carried through correctly — right up until the project is delivered.

  • How much does it cost to hire an architect in Thailand?
    Architect fees in Thailand are usually 6–10% of construction cost. At VMA, we adjust our fee based on project size, scope, and level of detail.

    What is included in your design fee?
    Our fee covers concept design, detailed drawings, 3D visuals, and coordination with engineers. We prepare permit and construction drawings and conduct site visits to ensure design quality. Full-time site supervision can be added if required.

  • Can VMA Design Studio take projects outside Bangkok?
    Yes. We work across Thailand, including Chiang Mai, Phuket, Khao Yai, and Pattaya, as well as internationally.
